Broken glass in a suite

Cover it, photograph it, then have the pane or sealed unit replaced in the existing frame. See broken window glass.

Fogged sealed units

The seal has failed and the glass is cloudy between the panes. Usually only the glass unit needs replacing, and several can be ordered at once.

Balcony doors

Batching

Batching work across units and buildings

One visit to measure a whole floor takes less of everyone's time than a visit per suite. Collect the jobs for a building, or for several buildings you manage nearby, and send them together. The pro can measure in one round, order the glass in one batch and schedule the installs floor by floor.

  1. Share the suite list

    Suite numbers, the problem in each, and any suites that need special arrangements.

  2. Agree the visit plan

    The pro proposes a measuring day and a working order. You give tenants notice and arrange keys or an escort.

  3. Measure, then install

    Glass is made to size, so there are usually two visits per suite. Ask the pro to report anything found along the way, such as a failed sill or a damaged frame, before doing extra work.

After a storm

After storms: documenting damage for insurers

The May 2022 windstorm brought down trees all over the city. When branches or debris break glass across a property, the calls arrive together. Record every suite the same way: one photo from inside showing the full opening, one tight shot of the damage, and the suite number in the file name or note.

Make openings safe and covered first. Keep board-up and temporary repair invoices separate from the permanent work. The pro can note the cause and the damage on each quote line, which helps the adjuster.

Water, not hail

After heavy rain: sill leaks, window wells, patio doors

In Mississauga the weather worry is water. Two record-setting rainstorms in the summer of 2024 left many residents dealing with flooding. After heavy rain, check balcony and patio door sills for water coming in under the door, window sills for stains or soft drywall below, and basement window wells for standing water.
