Watch the bottom edge as the door moves.

Drags or grinds

Usually flat or seized rollers, or grit in the track: leaves and dust on a balcony, sand and pet hair at a deck door.

The roller sits inside the bottom rail.

Jumps the track or rocks

A roller has broken or the track is dented. Stop forcing it; a panel that leaves its track can tip.

Won't lock or latch

The panel has sagged, so the latch misses the keeper on the frame, or the lock has worn.

Won't stay closed

The panel rides high at one end and springs back, or the keeper has shifted. Levelling comes before a new lock.

The usual fix

Rollers and tracks: the usual fix

A sliding panel rides on two roller assemblies in its bottom edge, with a screw at each end to raise or lower it. With use, the wheels flatten or crack and the bearings seize. The panel drops, drags and pulls away from the latch.

The repair: lift the panel out, fit matching rollers, set the height, and clean or straighten the track. The glass and frame stay. On an original door in a 1970s or 1980s house, the rollers have carried a heavy panel a long way.

  1. Ask the management office

    The declaration says whether the door is the corporation's or part of your unit. If it's common, the corporation usually arranges the repair. See our condo owners page.

  2. Get the building's details

    If you may hire your own pro, ask about elevator booking, parking and any insurance certificate.

  3. Leave the panel to the pro

    Don't lift a balcony panel out yourself. It is heavy glass, and at height a slip can send it toward the railing.

A door that won't lock has often dropped. Rollers first, then hardware.

Latch, handle and lock

When the panel sags, its hook misses the keeper; raising the panel often fixes it. A handle that spins or a worn lock is replaced on its own.

Past repair

When the door is past repair

A frame that is rotted, split or bent out of square won't hold new rollers true. Haze between the panes means the sealed unit has failed, a separate glass job; see foggy sealed units. When frame, glass and rollers are all tired at once, a new door is usually the better use of money.

Two record-setting rainstorms in summer 2024 left many Mississauga households dealing with water, and a sliding door is one place it shows up. The sill has small drain holes, called weep holes, that let rain out of the track. Blocked with grit, they let water back up and spill inside.

Clear the track and weep holes first. If water still gets in, the pro checks the sill seal and caulking. Resealing can stop a leak at the door, not water coming from a foundation or a flooded patio.
