Cooksville: towers, main-street shops and older houses

Cooksville has three kinds of glass job. There are suites in condo and rental towers. There are shops on Dundas Street and Hurontario Street. And there are houses on the streets in between. Each one starts with a different first call. We're a free referral service. We pass your request to an independent local glass professional who does that kind of work. The pro contacts you, quotes and does the job.

From Harrisville to high-rises

Cooksville began in the early 1800s as Harrisville. It took its present name in 1836. Much later, it had the highest concentration of high-rise condo and rental buildings in Mississauga.

Today, many people here live in suites, and many of them rent. That changes who you call first when glass breaks or a door stops working. The sections below go building by building.

Condo and rental towers: balcony doors and broken glass

In a tower, these are the common jobs:

  • A balcony door that won't slide or won't lock. Usually worn rollers, a dirty track or a worn latch. See sliding door repair.
  • A cracked or broken window or door panel. Keep people away from the glass. Take photos. Then call the management office. See broken window glass.
  • A torn balcony screen. A small job, and a real one.
  • Lobby and vestibule doors. Heavy glass entry doors with closers and pivots are commercial work. See commercial glass door repair.

In a condo, the windows and balcony door usually belong to the corporation. Ask the management office before you book anything.

Storefronts on Dundas and Hurontario

The Cooksville business area has hundreds of businesses. It covers Dundas Street from Confederation to Cawthra, and part of Hurontario Street. When a shop window breaks, the steps are the same every time:

  1. Make it safe. Keep customers and staff away from loose glass.
  2. Take photos from inside and outside before anything is moved.
  3. Get the opening boarded up so the shop is secure.
  4. Have the new glass measured, made and installed.

The storefront glass page explains each step and what the quote depends on. If you rent the shop, tell the landlord or property manager too.

Older houses: replacement windows and storm doors

Between the towers and the main streets are houses from several eras. Some still have older windows. Many have had one round of replacements. The common jobs are a fogged sealed unit, a worn crank or slider, a storm door that no longer closes, and full replacement when the frames are done.

Replacing a window or door with one of the same size needs no City building permit. A bigger or new opening does. Replacement windows explains how to compare two quotes.

For renters and property managers

If you rent, call your landlord or the management office first. They usually arrange repairs to the building, and they may already have a glass contractor. If they ask you to arrange the work, you can send the request yourself.

If you manage a building, one request can cover several suites, a lobby door and a storefront in the same property. The pro can often look at them in one visit and quote them together. The property managers page and the condo corporations page explain what to send. Start a request.

Cooksville questions

I rent a suite in Cooksville. Should I call my landlord or a glass pro?

Call your landlord or the management office first. They usually arrange repairs to the building, and they may already have a contractor. If glass is broken, keep people away from it and take photos before you call. If the landlord asks you to find a pro, you can send us the request and say that you rent.

I rent my shop unit on Dundas Street. Who pays for broken storefront glass?

Your lease decides. Some leases make the tenant responsible for glass and others leave it to the landlord, and insurance may cover part of it either way. Tell the landlord or property manager straight away, photograph the damage before anything is moved, and call your insurer. Getting the opening secured shouldn't wait for the answer.

I manage a Cooksville rental building. Can one request cover several suites and the lobby?

Yes. List the suites, the problem in each and any common-area doors, with photos. The pro can plan one visit, book the service elevator once and give one quote with each suite as its own line, which is easier to approve and to track. The property managers page explains what to include.

Do older Cooksville houses need all-new windows?

Not always. If the frames are sound, a fogged sealed unit, a worn crank or a sticking slider can be fixed on its own. Replacement makes sense when frames are rotten, cracked or leaking, or when most windows are failing at once. A pro can look at the whole house and say which windows need what.
