Entrance doors that close, latch and lock the way they should
A lobby door that slams, a shop door that drifts open and never latches, a vestibule door scraping the floor, or a cracked pane in an aluminum frame. Closers
Closers that slam or won't latch
Most surface closers have small adjustment valves: one for the main swing, one for the final stretch before the latch. Small turns change a lot. In a lobby or a leased space, leave it to the pro or building maintenance.
Slams shut
Latch speed set too fast, or the closer has lost fluid. Slamming wears the hinges and can crack the glass.
Drifts and won't latch
Set too slow, or the door binds on its hinges or the floor. A door that doesn't latch is an unlocked door.
Oil on the frame or floor
The seals have failed. It can't be adjusted back and needs replacing, sized to the door's weight.
Arm loose or bent
Often from wind catching the door. The arm or bracket can usually be replaced on its own.
Hanging the door
Pivots, continuous hinges and dragging doors
Heavy glass doors hang on butt hinges, pivots at the top and bottom, or a continuous hinge that runs the full height. When a door starts to scrape the floor or the threshold, or rubs the frame on the lock side, the hinge or pivot has usually worn and the door has dropped.
Worn pivots and hinges can be replaced, and a sagging door rehung square without touching the glass. Doing it early saves the closer and lock from fighting a door that no longer lines up.

Locks and cylinders
Aluminum doors use narrow locks set in the stile. A failed lock body or cylinder is usually replaced on its own.
Panic hardware
The push bar that lets people out. When it sticks or won't latch, the pro repairs or replaces it and checks the door still closes on its own.
Fob readers and electric strikes
The reader and wiring often belong to a separate security contractor. The door pro handles the hardware in the door and frame.
Door glass
Replacing glass in aluminum-frame doors
In most aluminum entrance doors the glass sits behind removable stops. A cracked or smashed pane comes out and a new one goes into the same door. Door glass is typically tempered or laminated, and it's made to size, so the opening may be boarded or covered while it's on order.

What a door repair quote depends on
- The part: closer, pivot, continuous hinge, lock or panic bar
- Door size and weight, which set the closer size
- Glass type and size, if the pane is being replaced
- Whether the door needs rehanging or the frame is damaged
- Board-up, and any building rules on work hours

Condo lobbies and vestibules
Cooksville has long had a dense mix of high-rise rental and condo buildings, and the City Centre has more towers still. Their entrance, vestibule and parkade doors take hard daily use. Repair
One part is worn: a closer, a pivot, a lock. Replace it and adjust the door. This is the most common outcome.
Refurbish
Several parts are tired but the aluminum is sound. New hinge or pivots, closer, weatherstrip and sometimes glass, all in the existing door.
Replace
The door or frame is bent, corroded or no longer fits the opening. A new door, or a new entrance, then makes more sense.
