The first hour

After a break-in or accident: securing the front and documenting damage

Work in this order. The glass can wait a few minutes.

Make the area safe

Keep staff and customers back from the opening and from loose glass still in the frame. If it was a break-in or a vehicle strike, the police come before any cleanup.

Photograph everything

Before anything is swept up, take the front from the sidewalk and from inside, then the break, the frame corners, the lock and any damaged stock up close.

Cover the opening

A glass pro can board the opening so the shop is secure and dry overnight. If you rent, tell the landlord now; the storefront may be theirs to repair.

Call your insurer

Ask whether glass and board-up are covered, and whether an adjuster needs to see it first.

Main-street fronts vs plaza units vs mall and podium storefronts

Who controls the glass depends on the kind of front, so start there.

Main-street fronts

On the older shopping streets, such as Lakeshore Road and Queen Street, many shops sit in brick buildings with one display window and a glass door, and the building owner usually looks after the glass. Along Hurontario, LRT construction is expected to continue into early 2028, so mention parking and loading when you book.

Plaza units

A plaza often has one aluminum storefront system along the whole building. The landlord may control it, and new glass has to match the neighbours'. Check your lease first.

Mall and podium storefronts

Shops in a mall or below a condo tower answer to building management, which sets work hours and paperwork. Our commercial glass overview covers managed buildings.

Glass types

Glass types in storefronts: tempered, laminated and insulated units

One front can hold more than one kind. The pro checks each pane before ordering.

Laminated glass

Two sheets with a plastic layer between. When struck, it spiders but mostly holds together in the opening, which slows a forced entry. Security window film on existing glass is another option.

Insulated units

Two panes with a sealed space between, as in a house window. When the seal fails the display window fogs, and only the unit needs replacing.

Storefront doors and frames

A cracked pane in a storefront door can usually be replaced on its own, behind the removable stops in the aluminum frame. If the door also slams or won't lock, see commercial glass door repair and have both done at one visit.

After a pry attempt or a vehicle strike, a frame section can bend enough that new glass won't seat or seal. Then that section, or the whole front, may need replacing. Ask the pro to show you why, and to quote a glass-only option alongside it where one exists.

Heritage-district fronts in Port Credit

The Old Port Credit Village Heritage Conservation District takes in the old village on the lake side of Lakeshore Road West, from the Credit River across to Mississauga Road. Its district plan asks owners to protect original openings, sash and glazing, and exempts replacing worn hardware.

The plan is written mostly for houses, so ask the City's heritage staff whether it applies to your front before changing a frame, an opening or the style of glass. The Port Credit page shows where the district starts and stops.
