Permits: check with the Town of Oakville

Oakville issues its own building permits through the Town of Oakville. The permit notes on our Mississauga pages, including the City of Mississauga's rule on same-size windows, do not apply in Oakville. Before you change the size of a window or door, add a new one, or repair a balcony guard, check the Town of Oakville's building permits page or ask the Town directly.

The same goes for heritage: Mississauga's two district plans don't reach Oakville. If your house is designated or in a heritage district, the Town's heritage rules apply. Tell the pro what the Town says.

Fogged glass and window repairs

Fog or a white haze between the panes means the sealed unit's edge seal has failed. The glass unit can usually be replaced on its own, leaving the frame, trim and paint as they are. A bay window is several units; only the fogged ones need replacing.

Patio doors and screens

  • Sliding door repair: a door that drags, jumps its track or won't lock usually needs rollers, a track repair or a new lock.
  • Door glass: a cracked or fogged panel in a patio door can often be replaced without a new door.
  • Screens: torn patio and window screens are rescreened in their frames.
  • Caulking: a patio door that lets water in at the sill may need new caulking or clear drain holes, not a new door.

Condo and townhouse approvals

Condo rules come from Ontario law, so they work the same way in Oakville as in Mississauga. In most Ontario condos, windows and patio or balcony doors are common elements that the corporation looks after. An owner who wants to change them needs the board's approval, by resolution, before work starts, and the change is usually recorded in an agreement registered on title.

Usually not. Each pane in a bay window is normally its own sealed unit, so only the fogged ones need replacing. The pro measures each unit and orders new ones to fit the existing frames. My patio door grinds and drags when I open it. What usually causes that?

Most often, worn rollers under the door or a track that is dirty, dented or worn. A door that has dropped out of adjustment can drag too. Rollers can be replaced, a track cleaned or repaired, and the door adjusted, all without a new door. Vacuum the track first; if the door still drags, send a photo of the bottom corner.
